Basic payment and financial conditions

The average apartment price is determined by a unit price per 1 m2 of the apartment’s usable area. Price for shared ownership of the plot of land, price for terraces or a small garden, price for double garage and 2 parking lots in front of the garage will also be included in the apartment price.
Detailed information and contract materials are at disposal at M. I. Residence, s.r.o. on Krivá Str. No. 21 in Košice.
Payment terms
The reservation fee is SKK 100,000 + VAT of SKK 19,000 within 7 days after signing the Reservation Agreement.
Deposit of at least 30% of the apartment and facilities purchase price within 14 days after conclusion of the Contract of future apartment ownership transfer.
Final additional payment of the purchase price within 15 days after signing the Apartment Ownership Transfer Contract. The reservation fee and the deposit are reflected in the additional payment.
The price of the subject matter of the contract is subject to inflation changes during the construction and potentially also to other legal and economic changes.
The clients can also choose to pay a higher sum after agreeing on individual conditions.
The payments will be deposited on accounts at the financing bank VÚB, thus the control of the accounting and project financing will be ensured.
Financing of your apartment is possible also through a mortgage loan, which is offered to the clients under favourable conditions by Všeobecná úverová banka specifically for this project.
Payment schedule will be discussed individually with every client with an aim to construct an optimal model, which will be acceptable and favourable for all the parties to the contract.
VÚB, a.s. Košice - mesto, Strojárenská Str., the contract partner of M. I. Residence, s.r.o. during this project, offers the clients mortgage loans under very favourable interest conditions.
We will be pleased to advise you on these possibilities and conditions of applying for single mortgage loans at our offices in the presence of a mortgage advisor.

Date of delivery and way of receipt

Estimated date of completion of the entire project is May 2009.
Subject of the contract will be taken over after:
The issue of lawful building inspection final approval.
Viewing of the subject of purchase (apartment, common areas, facilities) and after potential objections to its execution are dealt with.
Allocation of the house number and approval of recording the building as a whole in the cadastral registry.
Conclusion of an Apartment Ownership Transfer Contract and settlement of the remaining part of the purchase price.
Within 10 days after settlement of the remaining payment of the purchase price the seller will file his/her proposal for recording the ownership rights for the apartment in the cadastral registry and within 50 days after signing the Apartment Ownership Transfer Contract the buyer will be handed over the apartment and its facilities.
