Technical description
Construction system
The apartment houses have been designed as 3-floor brick buildings of atypical shape with reinforced concrete ceiling structures, built on reinforced concrete foundation strips.
Outer and inner bearing walls are built of BRITTERM ceramic bricks, width: 300, 250 mm.
Chimney system Schiedel.
Inner dividing walls are built of Ytong aerated concrete bricks, width: 150 mm.
Ceiling plates – monolithic reinforced concrete, width: 200mm.
The double staircase is monolithic, made of reinforced concrete.
Insulation
Water resistance of the building's lower parts is achieved by use of FATRAFOL 803 hydro-insulation plastic sheet 803 which, at the same time, also serves as a reliable protection against radon radiation.
Floors in the apartments on the 1st floor are insulated with EPS flooring polystyrene with the width of 100mm; floors of the garages on the 1st floor are insulated with Styrodur thermal insulation, width: 50mm.
Isover sound insulation, width: 25mm, is installed in floors of the apartments on the 2nd and 3rd floors.
Ceilings on the exterior are insulated with Isover Domo thermal insulation, width: 200mm, from their bottom side.
The wall of the apartment on the 1st floor separating it from the garages is insulated with Isover Piona thermal insulation, width: 100mm.
All firm parts of the facade from the outer side are insulated over the entire surface with a thermal insulation system of facade polystyrene, width: 100mm.
Roof / Terraces
The upper layer of the roof which protects the hydro-insulation is formed by gravel.
The upper layer of terraces is formed by Premac concrete flooring.
Hydro-insulation layer of the roof and terraces is formed by Fatrafol 810 sheet which is protected by protection geotextiles.
Thermal insulation layer of Isover insulation, width: 200mm, is installed on the roof and the terraces with a catchment layer, width: 20 to 150mm, installed under it.
Reinforced concrete plate, width 20mm, serves as the bearing structure of the roof and terraces.
Exterior finishing
The outer facade is formed by a thin coating layer of attractive colour design on the insulation system, width: 100mm.
Interior finishing
Wall and ceiling surfaces are covered with lime-concrete coating including penetration and 2 white paint layers.
Ceiling of each apartment kitchen is made of plaster structures
Floors – entrance areas and staircases – ceramic flooring.
Floors - garages – ceramic flooring.
Floors - apartments – finished with poured concrete, width: 50mm.
Terraces railings
Steel distance railings will be installed on the attics of the apartment house terraces. The railings will, through their positioning, prevent immediate access to the terrace attics, whereby a direct view of the lower terrace from the upper one will be prevented, and hence guaranteeing greater privacy.
Fillings of openings
Fillings of window openings will be composed of an Aluplast IDEAL 6000 6-chamber plastic window frame with insulation in the middle and two pieces of weather-strip insulation. Windows and glazed walls will be glazed by an insulation double-glass with overall heat transfer coefficient U = 1.1 Wm2/K.
Blinds can be supplied upon owner’s request. For each window the installation of electronic window blinds control will be provided.
Entrance to the apartment house will be provided through an entrance glazed wall and a double door. The door will be equipped with a safety lock and handles.
Entrance doors leading to the apartments will be safety, single doors, placed in a steel door frame with EW 30D3 fire proofing.
Entrance to every double garage on the first above-ground floor will be secured by an electronic thermally insulated garage segment gate with a servomotor with 868 MHz technology of floating code for extra security, and with a remote control.
Heating system
Heating of the apartments will be designed as a hot water heating system, provided through panel KORAD radiators with HERZ thermostatic radiator valves and through under floor heating combined with towel rail radiators in the bathrooms.
Under floor heating may be installed in the apartment based on the owner’s request.
Each apartment will have its own boiler room located in a separate room with a gas condensation boiler and own heating of warm water – by means of a 300 L tank for hot water, with alternative fore-heating of water by means of solar collectors.
For the supplementary source of heat, i.e. set of solar collectors, distribution systems and construction for placing the collectors on the roof will be provided – installation based on the owner’s requirement.
Water distribution and sewage system
Every apartment house will be provided with a separate distribution of water for fire extinguishing with the hydrant located in the common corridor on each floor.
Each apartment unit will be equipped with a separate water distribution system.
The apartments will be sold as bare, thus all gross water distribution systems and sewage systems leading to the areas of bathrooms, kitchens and technical rooms will be installed and finished with pipe finishes.
Electrical installations
Electric energy consumption will be measured separately for common areas and each apartment. Switchboards in single apartments will be placed in the apartment’s entrance corridor, outlets of the switchboards will be fitted by means of CYKY cables, protected by over-current protectors. In individual rooms of the apartments, outlets for lights will be provided.
Distribution systems of structure cabling will be installed in each apartment, with the possibility of connecting a telephone or a PC in every room.
Next to the entrance to the apartment house an electronic doorkeeper connected to the home video telephone will be installed for each apartment. In order to enable access to the apartment from the corridor, a bell will be installed on the outside of the apartment next to the apartment entrance door.
Each building will be protected by a lightning conductor composed of a conductor system with bonding connections on the surface and connected to the grounding network.
Air-conditioning
Upon request of the apartment owner, apartment ventilation by means of a ventilation unit with heat recuperation might be provided, and it would be installed on the wall neighbouring the installation shaft. Air feed will be provided through an air vent in a single place or it might also be provided in the remaining rooms upon the owner’s request.
Air exhaust will be finished in the kitchen through central extraction, through a vent on the soffit and there will be a diversion provided for the kitchen extractor fan. In case ventilation is not on, the extraction is equipped with a valve for prevention of air exhaust through the central extraction. Fresh air feed and waste air exhaust lead through the installation shaft to the roof of the apartment house.
Ventilation in hygienic areas will be provided through VORT PRESS fans.
Distribution systems for air-conditioning system installation will be prepared in every habitable room of every apartment, including construction for the external unit, which will be placed on the roof. Supply of air-conditioning systems will be performed upon the owner’s request.
Supply of air-conditioning systems will be realised upon the owner’s request.
